Hoboken has more listings, but buyers are still moving fast
The one thing that changes what a seller should do right now: more competition is coming, but buyers are not slowing down. The Real Estate Data Aggregator counted 138 homes for sale in Hoboken's ZIP 07030 during the three months ending August 31, 2026. That is up 55.1% from the same stretch last year. At the same time, 221 homes sold, up 33.9%. More supply and more sales, moving together.
At 1.9 months of supply, per the Real Estate Data Aggregator, Hoboken is still firmly a seller's market. Six months of supply is the rough line between balanced and tilted. Hoboken is nowhere near that. Buyers have a few more options to compare, but they are not in a position to wait around.
Homes are selling fast and mostly above asking
The Real Estate Data Aggregator put the median days on market at 22 days, which is 4 days shorter than the same period in 2025. That is not a market where sellers can price loosely and hope. The right price still moves homes quickly. The wrong price just sits there while better-priced listings go under contract.
That 101.5% sale-to-list figure from the Real Estate Data Aggregator means sellers are, on average, getting more than they asked. It ticked up 0.3 points from last year. And 52% of homes sold above list price, also up 2.9 points year over year. That is more than half of everything that sold.
Nearly 4 in 10 homes went under contract within two weeks
The Real Estate Data Aggregator found that 42.1% of Hoboken homes went under contract within two weeks of listing. That is down 2 points from last year, which makes sense when you have more listings coming in. Buyers have slightly more to look at before committing. But 42.1% is still a high share. A well-prepared home priced right is not sitting for months.
Prices are up, but the national picture is a little different
The Real Estate Data Aggregator put the median sale price in ZIP 07030 at $995,000 for the three months ending August 31, 2026. That is up 3.1% from the same period last year. Nationally, the Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026, and 0.3% just from June to July on a seasonally adjusted basis. Hoboken is running slightly ahead of that national pace.
One thing working against buyers right now: CNBC reported that the average 30-year fixed mortgage rate climbed to 7.49% as of the week ending October 7, 2026. Realtor.com noted rates crossed above 7% for the first time since January 2025. That is real pressure on monthly payments. It has not stopped buyers in Hoboken, but it does shape what they can afford.
Nationally, Realtor.com counted active listings topping 1.16 million homes in September 2026. Hoboken moved in the same direction locally, with inventory up 55.1% year over year. But 1.9 months of supply here is a very different story from a market with six or eight months. More listings does not mean a buyer's market in Hoboken right now.
- Inventory is up, sales are up, prices are up, and homes are selling faster than last year.
- The Real Estate Data Aggregator's numbers for the three months ending August 31, 2026 show a market with more activity on both sides.
- Sellers still have the edge, but only if the price and prep are right.
- Buyers have a few more choices, but they are still competing.
One more thing worth saying: these are ZIP 07030 numbers. A block on the east side near Hudson St reads differently from a block west of Park Ave. One street can tell a very different story from the ZIP code as a whole. If you want to know what is happening on your specific block, that is where the conversation gets useful.
