Hoboken had more listings, and buyers still moved fast

More homes hit the market this summer in Hoboken. That is the headline. But buyers did not slow down to enjoy the extra options. The Real Estate Data Aggregator counted 221 homes sold in ZIP 07030 in the three months ending August 31, 2026. That is up 33.9% from the same three months in 2025. More supply came in, and more homes went out the door.

The Real Estate Data Aggregator counted 138 homes for sale and 223 new listings in that same period. New listings were up 42.9% from a year before. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Hoboken moved in the same direction, just at a much smaller scale and with buyers who did not blink.

Buyers still had to move quickly

The Real Estate Data Aggregator put the median days on market at 22 days for the three months ending August 31, 2026. That is 4 days shorter than the same period in 2025. More listings came in, and homes still sold faster than last year. That tells you something about where demand sits.

The Real Estate Data Aggregator shows that 52% of homes sold above list price, up 2.9 points from a year ago. The average sale came in at 101.5% of list price. Sellers who priced well were not just selling. They were getting more than they asked.

Nearly half of homes went under contract within two weeks

The Real Estate Data Aggregator found that 42.1% of homes in ZIP 07030 went under contract within two weeks of listing. That is down 2 points from a year before, so it is not quite as frenzied. But it still means nearly 4 in 10 homes were gone before a lot of buyers even got a second showing.

What the price picture looks like

The Real Estate Data Aggregator put the median sale price in ZIP 07030 at $995,000 for the three months ending August 31, 2026. That is up 3.1% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Hoboken came in a little above that national pace.

Supply is up, but it is still a seller's market

The Real Estate Data Aggregator counted 1.9 months of supply in ZIP 07030 for the three months ending August 31, 2026. That is up just 0.2 months from a year before. A balanced market is usually around 5 or 6 months. At 1.9 months, there is more inventory than last summer, but sellers still hold most of the cards.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is worth knowing. Hoboken did not show the same softness in its numbers, but it is a reminder that pricing a home right still matters. Overpriced listings are the ones sitting.

Pending sales point to continued activity

The Real Estate Data Aggregator counted 164 pending sales in ZIP 07030 for the three months ending August 31, 2026, up 14.7% from a year before. Pending sales are homes under contract but not yet closed. That pipeline suggests the pace is not letting up heading into fall.
