The Heights is holding firmer than other parts of Jersey City

Real estate, Jersey City

The one number that tells the story: the Real Estate Data Aggregator counted a median sale price of $842,500 in the Heights for the three months ending August 31, 2026. That is $100,500 above the New York-Newark-Jersey City metro median of $742,000 that Realtor.com reported in September 2026. If you own in the Heights, that gap is worth knowing before you pick a list price.

Prices in the Heights were up 2.7% from the same three months in 2025, according to the Real Estate Data Aggregator. That is a modest gain, not a spike. But it is moving in the right direction while other parts of Jersey City moved the other way.

The Real Estate Data Aggregator shows the median sale price in Bergen-Lafayette fell 5.9% year over year, to $607,000. In Journal Square, it fell 16.2%, to $599,000. The Heights held at $842,500, up 2.7%. Those are three very different stories inside the same city.

Competition in the Heights is real

The Real Estate Data Aggregator found that 38.5% of Heights homes sold above list price in those three months. That share was up 13.5 points from a year earlier. Nearly 3 in 10 homes went under contract within two weeks of listing, up 7.6 points from 2025. If you are buying there, you still need to be ready to move.

More inventory, but demand is keeping up

The Real Estate Data Aggregator counted 196 homes for sale in the Heights during those three months, up 38% from a year earlier. New listings rose 35.6% to 217. More choices for buyers, yes. But 104 homes still sold, the same count as 2025, and the sale-to-list ratio barely moved. Supply grew faster than demand, which is worth watching. Months of supply reached 5.8, up 1.6 months from last year. That is not a seller's market by the textbook definition, but the competition numbers above say it still feels like one for well-priced homes.

Rates are making buyers think twice everywhere

CNBC reported the average 30-year fixed mortgage rate hit 7.49% in the week ending October 7, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is a real cost. It is one reason pending sales in the Heights fell 9.4% from last year, according to the Real Estate Data Aggregator. Buyers are still out there, but they are being careful.

What this means if you are selling in the Heights

The Real Estate Data Aggregator shows the Heights median is $842,500, up 2.7% from last year. Nearly 4 in 10 homes sold above list. The sale-to-list ratio was 99.9%. Those numbers support pricing with confidence. But supply is up 38%, and pending sales are down. Pricing too high still carries a cost. The homes that sold did well. The ones that did not sell are a different story.

What this means if you are buying in the Heights

More listings than a year ago gives you more to look at. But 30.2% of homes went under contract in two weeks, per the Real Estate Data Aggregator. If a well-priced home comes up, you probably do not have weeks to decide. Get your financing sorted before you start looking, not after.

In short
  1. The Heights posted a median sale price of $842,500 for the three months ending August 31, 2026, up 2.7% from 2025, while Bergen-Lafayette and Journal Square both saw prices fall.

  3. Inventory is up, rates are high, and pending sales slipped.
  4. The market is not running away, but the best-priced homes are still moving fast.
