One part of Downtown JC is moving fast. Another has more room to negotiate

Real estate, Downtown Jersey City

Downtown Jersey City is not one market right now. It is two. The Real Estate Data Aggregator counted homes in ZIP 07302 selling at an average of 100.3% of list price. Homes in ZIP 07310 averaged 98.9%. That gap sounds small. The months of supply behind it does not. These are the three months ending August 31, 2026.

The supply difference is the real story

The Real Estate Data Aggregator put 07310 at 7.8 months of supply. That is up 2.2 months from the same period last year. Anything above six months generally gives buyers room to push back on price. At 3.7 months, 07302 is still seller-leaning. Sellers there are getting over list, on average. That is not the case next door.

Speed is not the same either

Median days on market in 07310 dropped to 32 days, according to the Real Estate Data Aggregator. That is 52 days shorter than the same stretch in 2025. That is a big shift. But only 7.1% of homes there went under contract within two weeks of listing. In 07302, that share was 27.9%, up 8 points year over year. Homes in 07302 are going fast when they are priced right. Homes in 07310 are selling, just not at the same pace or the same terms.

New listings are rising in 07310

The Real Estate Data Aggregator counted 39 new listings in 07310 during the period, up 34.5% from a year before. More supply coming in while sales volume fell 16.7% is exactly how you end up at 7.8 months of inventory. Buyers in that ZIP have more choices and more time. That changes the conversation at the table.

In 07302, new listings were flat year over year at 243. Homes for sale actually dropped 6.5%. The Real Estate Data Aggregator counted 167 sales there, and 30.5% of them closed above asking. Sellers in 07302 who price well are still getting competition.

Prices are up in both ZIPs, but the metro has more cuts

The Real Estate Data Aggregator shows median sale prices rising in both ZIPs. 07302 came in at $999,900, up 11.1% year over year. 07310 hit $845,000, up 9%. Those are real gains. At the same time, Realtor.com reported that 10.3% of listings across the New York-Newark-Jersey City metro had price cuts as of September 30, 2026. That tells you not every seller is getting what they asked. The metro median sat at $742,000, per Realtor.com. Downtown JC is above that, but it is not immune to pressure if a home is overpriced for its specific market.

What this means if you are selling

If your home is in 07302, pricing at or just under market still draws competition. Nearly 3 in 10 homes there sold above list. Leaving room for a bidding situation makes sense. If your home is in 07310, the data says buyers have options. Pricing to the actual comps, not the comps you wish existed, matters more right now.

What this means if you are buying

In 07302, going in at list or above is often necessary. The Real Estate Data Aggregator shows the average sale came in at 100.3% of list. Low offers are likely to lose. In 07310, you have more room. Supply is up, sales are down, and only 20% of homes sold above asking. That is still 1 in 5, so do not lowball without looking at the specific building and price range. But the data does support a more measured offer.

In short
  1. 07302 is still a seller's market.
  2. 07310 has shifted toward buyers.
  3. Both saw prices rise year over year.
  4. But the terms of the deal, the back-and-forth, the room to negotiate, those are very different depending on which ZIP your building sits in.
  5. One block can read completely differently from the ZIP as a whole.
