More listings gave buyers room, but prices still held in this part of Jersey City

More homes came to market in this part of Jersey City, and buyers noticed. But well-priced homes still sold close to asking, and the median price moved up, not down. That is the headline for the three months ending August 31, 2026.

Supply rose sharply, but sellers held their ground

The Real Estate Data Aggregator counted 196 homes for sale in ZIP 07307, up 38% from the same period in 2025. New listings rose 35.6% to 217. That is a real shift. Buyers had options they did not have a year ago.

Months of supply reached 5.8, up 1.6 months year over year, according to the Real Estate Data Aggregator. Six months is roughly the line between a seller's market and a buyer's one. This neighborhood is sitting right at that edge.

Prices held anyway

The Real Estate Data Aggregator put the median sale price at $842,500 for ZIP 07307, up 2.7% from a year before. More supply did not push prices down. It just gave buyers a little more breathing room before they decided.

For context, Realtor.com reported the New York-Newark-Jersey City metro median home price at $742,000 in September 2026. The Heights came in above that.

Well-priced homes still got full asking

The Real Estate Data Aggregator shows the average sale-to-list ratio hit 99.9%, up 1.2 points from 2025. Nearly 4 in 10 homes sold above list price, 38.5%, which is up 13.5 points year over year. That is not a soft market.

Homes that went under contract within two weeks came in at 30.2%, up 7.6 points from the same period last year, per the Real Estate Data Aggregator. The right price still moved homes fast.

Sold homes were steady. Pending sales dipped.

The Real Estate Data Aggregator counted 104 homes sold in ZIP 07307, unchanged from a year ago. That is consistent. But pending sales fell 9.4% to 96, which is worth watching. Pending sales show what is coming next, not what already closed.

Median days on market was 43, just 2 days longer than 2025, according to the Real Estate Data Aggregator. Not a dramatic slowdown, but a real one.

Rates are adding pressure from the outside

Mortgage rates are not helping buyers right now. CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of early October 2026. Realtor.com noted rates topped 7% for the first time since January 2025.

CNBC also reported that Fannie Mae is forecasting an average 30-year rate of 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. That is the backdrop buyers are working with right now.

Realtor.com reported that 10.3% of listings in the New York-Newark-Jersey City metro had price cuts in September 2026. That matches what we see locally: some sellers adjusted, but the ones who priced right from the start did not have to.

In short
  1. ZIP 07307 added a lot of inventory, and buyers took their time.
  2. But the median price still rose, most homes sold near asking, and nearly 4 in 10 sold above list.
  3. The dip in pending sales is the one number to keep an eye on heading into fall.

One thing worth saying: these are ZIP code numbers. One block in the Heights can read very differently from another. A corner building near a park prices differently than a similar unit a few streets west. If you want to know what your specific address looks like against what actually sold, that is a different conversation.
