More listings are showing up, but buyers still have choices

By Janine Berger
Real estate, JC - Next Move

The one number that changes what sellers should do right now: the Real Estate Data Aggregator counted 545 homes for sale across JC - Next Move in the three months ending July 31, 2026, up 4.8% from a year before. More choices for buyers means pricing and presentation matter more than they did twelve months ago.

At the same time, the Real Estate Data Aggregator counted 509 homes sold across these ZIP codes, down 6.4% from the same three months in 2025. Fewer closings with more listings on the shelf is the definition of buyers gaining ground.

Redfin reported that 12.2% of home sellers in Newark dropped their asking price during the four weeks ending September 20, 2026. That is a real signal. When sellers nearby are trimming prices, it pays to get your number right the first time.

New listings across JC - Next Move hit 711, up 5.6% from a year ago, according to the Real Estate Data Aggregator. More fresh supply coming in while pending sales are falling tells you buyers are not rushing.

The ZIP codes are not all moving the same way

That market-wide number covers some very different stories. Two ZIP codes in particular show how wide the gap can be.

Where supply is loose: 07307, 07304, 07306

The Real Estate Data Aggregator counted 5.1 months of supply in 07307, 5.9 in 07304, and 5.4 in 07306 for the three months ending July 31, 2026. Anything above four or five months generally gives buyers room to compare. In 07304, the median sale price slipped 6% year over year to $606,000. In 07306, it fell 20.6% to $574,000. Those are real price moves, not rounding errors.

In 07306, the share of homes selling above list price dropped 11 points to 19.7%, per the Real Estate Data Aggregator. That means nearly 4 in 5 homes there sold at or below asking. Sellers in these ZIP codes need a sharp price and a clean presentation.

Where supply is tight: 07042, 07043, 07028, 07040

The picture flips in the other four ZIP codes. The Real Estate Data Aggregator shows just 0.4 months of supply in 07028, 1.0 in 07043, 1.2 in 07040, and 1.9 in 07042. Homes there are moving in days, not months.

In 07028, the Real Estate Data Aggregator counted a median of 14 days on market, 46 days shorter than a year before. The average sale price ran 130.2% of list, and 96.4% of homes sold above asking. Only 4 homes were listed for sale in the whole ZIP code. That is a very thin shelf.

In 07043, the median was also 14 days on market, 40 days shorter year over year. The Real Estate Data Aggregator put the average sale-to-list ratio at 125.9%, and 93.1% of homes sold above list price. The median sale price was $1,468,750, though that dipped 5.2% from a year before.

In 07040, the median sale price rose 25% to $1,200,000, per the Real Estate Data Aggregator. Homes sold in a median of 12 days. The average sale-to-list ratio was 118%, and 86% of homes sold above asking.

What the national picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they were up 0.3% in July on a seasonally adjusted basis. So prices nationally are still moving up, just more slowly.

Redfin reported that U.S. home prices rose 3.7% year over year in August 2026, the fastest annual growth rate in a year. Nationally, though, 21% of sellers dropped their asking price in the four weeks ending September 20, per Redfin. In Newark, that share was 12.2%. Both numbers tell the same story: not every listing is priced where the market wants it.

The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026, with 4.9 months of supply nationally. The U.S. economy added 643,000 net new jobs since the start of 2026, per the National Association of Realtors. Jobs keep buyers in the game even when sales slow.

In short
  1. JC - Next Move is not one market right now.
  2. In 07028, 07043, 07042 and 07040, supply is thin, days on market are short, and most homes sell above asking.
  3. In 07307, 07304 and 07306, supply has grown, sales have slipped, and prices in two of those ZIP codes are down year over year.
  4. Where you are in this market matters more than the headline number.

One more thing worth saying: these are ZIP code numbers. One block, one building type, or one street can read very differently from the ZIP code around it. If you want to know what the data actually says about your specific address, that is a different conversation.
