More listings are giving Jersey City buyers a little more room
The one thing that changed the most in this part of Jersey City over the three months ending August 31, 2026: there are a lot more homes to choose from. The Real Estate Data Aggregator counted 196 homes for sale in ZIP 07307, up 38% from the same stretch last year. More options for buyers means more competition for sellers. That is the whole story, really.
More supply on its own does not tank prices. The Real Estate Data Aggregator put the median sale price in ZIP 07307 at $842,500 for those three months, up 2.7% from the same period in 2025. Prices are still moving up, just more slowly. And Realtor.com reported that 10.3% of listings across the New York-Newark-Jersey City metro had price cuts in September 2026. That is a real signal that some sellers are adjusting.
What 5.8 months of supply actually means
The Real Estate Data Aggregator shows months of supply hit 5.8 in ZIP 07307, up 1.6 months from last year. A balanced market is usually around 5 to 6 months, so this neighborhood is right at that line. Buyers have more to look at. Sellers have more to compete with. Neither side has a big edge right now.
Homes are still selling, and some are selling fast
The Real Estate Data Aggregator counted 104 homes sold in ZIP 07307 over those three months, unchanged from a year ago. So the number of closings held steady even as inventory climbed. What is interesting: 38.5% of homes sold above list price, up 13.5 points from last year. And 30.2% went under contract within two weeks of listing, up 7.6 points. The well-priced homes are still moving quickly.
That 99.9% sale-to-list ratio, per the Real Estate Data Aggregator, tells you sellers are pricing close to where the market lands. There is not much room to pad a price and hope someone bites. The homes that are sitting are the ones that are not priced for this moment.
One thing for buyers to know about rates
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That matters because it affects what buyers can actually afford at any given price. More inventory helps, but a rate above 7% still shapes the math. Zillow noted that waiting a year to buy would trim a monthly mortgage payment by just $26. That is not much of a reason to wait.
Pending sales dipped, and that is worth watching
The Real Estate Data Aggregator counted 96 pending sales in ZIP 07307, down 9.4% from a year ago. Pending sales are a leading indicator: they show what is going into contract now, before it closes. Fewer pendings with more inventory on the shelf is a combination sellers should pay attention to. It does not mean the market is falling apart. It means pricing and presentation are doing more work than they were a year ago.
The Real Estate Data Aggregator counted 217 new listings in ZIP 07307 over those three months, up 35.6% from the same period last year. That is a lot of new supply coming in. When new listings grow much faster than sales, the pile of available homes grows. That is exactly what happened here.
What this means if you own a home here
Prices are still up year over year. Homes priced right are still selling close to list, and some are going above it. But the margin for error on pricing is thinner than it was. Buyers have more to compare, and they know it. Condition and price are the two levers that still move things.
- ZIP 07307 has more homes for sale, a longer time on market, and fewer pending sales than a year ago.
- Prices are still up 2.7%.
- The homes that are priced well are still selling, and some are getting multiple offers.
- The ones that are not priced well are sitting in a bigger crowd.
One more thing: these are ZIP code numbers. One block in the Heights can read very differently from another. A building type, a price point, or a specific street can shift the picture. If you want to know what is happening right where you are, text me your address.
