Hoboken prices kept climbing, even with mortgage rates above 7%

Rates are up. Nationally, prices are softening. Hoboken did not get the memo. The Real Estate Data Aggregator counted a median sale price of $999,999 in ZIP 07030 for the three months ending July 31, 2026. That is up 10.5% from the same three months in 2025. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year. Hoboken ran at four times that pace.

That gap matters if you own here. It also matters if you are buying. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025 in September 2026. CNBC reported the average 30-year fixed rate hit 7.30% last week, and Mortgage News Daily put it at 7.58% on Tuesday. Demand in Hoboken held up anyway.

The Real Estate Data Aggregator counted 205 homes sold in the three months ending July 31, 2026. That is up 17.1% from the same period in 2025. More people bought, and they bought faster. The median home went under contract in 23 days, two days quicker than a year ago.

More homes came to market, and buyers kept up

New listings rose too. The Real Estate Data Aggregator counted 251 new listings in the three months ending July 31, 2026, up 24.3% from a year before. Homes for sale rose 20.2% to 131. Supply went up, and so did sales. That is a healthy sign. Months of supply stayed at 2, nearly the same as a year ago. Two months is still firmly a seller's market.

Sellers still got more than asking

The Real Estate Data Aggregator put the average sale-to-list ratio at 101.5% for the three months ending July 31, 2026. That is up 0.3 points from a year before. Sellers collected more than their asking price, on average. About half of homes, 50.7%, sold above list. That share slipped 2.4 points from a year ago, so it is not quite as frenzied. But it is still more than one in two homes going over asking.

The share of homes going under contract within two weeks slipped to 44.5%, down 5.5 points from a year ago. So not every home moved at lightning speed. But nearly half still did. Buyers had a little more breathing room than last year, which is not nothing.

The national picture looked different

Nationally, things were softer. Realtor.com reported that price cuts hit their highest September readings since 2018. List price per square foot was falling in 37 of the top 50 metros year over year. CNBC reported that mortgage applications to purchase a home fell 4% in a single week. Hoboken did not follow that script. The Real Estate Data Aggregator showed prices and sales both rising here, even as the broader market cooled.

Hoboken's 10.5% gain ran well ahead of the 2.6% national figure the Federal Housing Finance Agency reported for the year ending July 2026.

Pending sales also rose. The Real Estate Data Aggregator counted 191 pending sales in the three months ending July 31, 2026, up 11% from a year before. That points to continued activity heading into the fall, even with rates where they are.

In short
  1. Hoboken's median sale price hit $999,999 in the three months ending July 31, 2026, up 10.5% from a year before.
  2. Homes sold faster and in greater numbers.
  3. Sellers still averaged 101.5% of list.
  4. The national market softened.
  5. Hoboken did not.

One thing worth saying: these are ZIP-wide numbers. One block, one building, one street can read very differently from the whole 07030 picture. If you want to know what your specific address looks like against what actually sold nearby, text me.
