Hoboken is still moving fast, even with more listings

More homes hit the market this summer in Hoboken. That is the honest truth. But here is what is also true: buyers kept showing up, and they kept paying over asking price. That combination tells you something useful about where this market actually stands.

Hoboken: more listings, more sales, still fast

The Real Estate Data Aggregator counted 221 homes sold in ZIP 07030 in the three months ending August 31, 2026. That is up 33.9% from the same period a year ago. New listings rose 42.9% in the same window, to 223. So supply and demand both climbed together, which is why the market did not tip sideways.

Twenty-two days is a fast median. Anything under 30 days means buyers are not waiting around to decide. And 1.9 months of supply is still firmly a seller's market. Six months is considered balanced.

More than half of Hoboken homes sold above asking

The Real Estate Data Aggregator shows 52% of homes in ZIP 07030 sold above list price in those three months. The average sale came in at 101.5% of list, up 0.3 points from a year ago. Nearly 42.1% of homes went under contract within two weeks of listing.

That 52% figure is the one sellers should hold onto. It means pricing right still earns you more than you asked. It also means buyers need to be ready to move, especially on well-located blocks.

Rates are making it harder for buyers to get started

CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. That is real pressure on monthly payments. Mortgage purchase applications dropped 2% that same week and were 15% lower than the same week one year ago, also per CNBC. Realtor.com noted rates had topped 7% for the first time since January 2025.

Higher rates have not stopped Hoboken buyers from closing. But they have slowed the pipeline a little. Pending sales across Hoboken and Jersey City together were down 3.6% year over year, according to the Real Estate Data Aggregator.

The wider metro is seeing more price cuts

Realtor.com reported that 10.3% of listings in the New York-Newark-Jersey City metro had a price cut in September 2026. The metro median home price sat at $742,000. Hoboken's median of $995,000 is well above that, and its sale-to-list ratio of 101.5% points in a different direction than the metro trend.

How Jersey City compared

Downtown JC (07302) had 167 homes sold, down 4.6%, with a median of $999,900, up 11.1%. Days on market there were 39, and 30.5% sold above list. That is a slower pace than Hoboken, but prices moved up sharply.

The Heights (07307) held steady on sales volume, with 104 homes sold, unchanged from a year ago. The median was $842,500. Days on market crept up 2 days to 43. Still, 38.5% sold above list, up 13.5 points from a year ago. That jump is notable.

The Newport and Paulus Hook area (07310) is a smaller slice of the market. The Real Estate Data Aggregator counted just 15 homes sold there, down 16.7%. Inventory climbed 15.2%, and months of supply hit 7.8. That is the one pocket where buyers have more room to negotiate.

What this means if you own here

More listings means more competition from other sellers. That is real. But Hoboken's 1.9 months of supply says there are still far more buyers than homes. Price it right and you are likely to see offers quickly. The 22-day median and 52% above-list rate back that up.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Hoboken's 3.1% median price gain in the same general window is right in line with that, which means this market is not running on fumes.

What this means if you are buying

Forty-two percent of Hoboken homes went under contract within two weeks. If you are not pre-approved and ready to decide quickly, you will miss things. That is just the reality of 1.9 months of supply.

If rate pressure is slowing you down, the Newport and Paulus Hook area (07310) is the one pocket with 7.8 months of supply. There is more room to negotiate there. The Heights (07307) sits in the middle, with a lower median price than Hoboken and a little more inventory.

In short
  1. Hoboken sold 221 homes in three months, up 33.9%, with a 22-day median and 52% selling above list.
  2. More listings came to market, but buyers absorbed them.
  3. Rates at 7.49% are a headwind, but they have not stopped the market from moving.
  4. Downtown JC prices are up sharply.
  5. The Heights and 07310 offer more breathing room for buyers.

These are ZIP-code numbers, and a single block or building can read very differently from the whole ZIP. Hudson St and the east side of Hoboken move faster than the averages here. A west-side block or a building with flood exposure will behave differently. The numbers above are a starting point, not the whole story for your specific address.
