Hoboken has more listings, but buyers are still moving fast
More homes hit the market this summer. That matters for sellers, because pricing is doing more work than it was a year ago.
The Real Estate Data Aggregator counted 138 homes for sale in Hoboken in the three months ending August 31, 2026. That is up 55.1% from the same stretch in 2025. New listings rose 42.9% to 223. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026, and 20.8% of listings nationwide had price cuts, the highest share since October 2022. Hoboken is not seeing that kind of softness, but more supply here still shifts the balance a little.
Buyers are not slowing down
Even with more to choose from, buyers kept moving. The Real Estate Data Aggregator put the median days on market at 22 days, four days shorter than a year before. Sales jumped too: 221 homes sold, up 33.9% from the same period in 2025.
Over half of homes sold above asking
The Real Estate Data Aggregator found that 52% of Hoboken homes sold above list price in those three months, up 2.9 points from a year before. The average sale came in at 101.5% of list price, also up 0.3 points. That tells you well-priced homes are still getting competition.
Prices are still climbing, just not racing
The Real Estate Data Aggregator put the median sale price in Hoboken at $995,000 for the three months ending August 31, 2026, up 3.1% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Hoboken is outpacing that national number, but not by a wide margin.
Nearly 4 in 10 homes went under contract within two weeks
The Real Estate Data Aggregator found that 42.1% of Hoboken homes went under contract within two weeks of listing. That is down 2 points from a year before, which makes sense given more supply. But it still means roughly 4 in 10 homes are not sitting around. If your pricing is off, you will feel the difference now more than you would have last summer.
What the national picture adds
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers nationwide. In Hoboken, pending sales still rose 14.7% year over year to 164, per the Real Estate Data Aggregator. Buyers here are finding a way.
- Hoboken has more listings than it did a year ago, and that means pricing matters more than it did.
- But 22 median days on market, a 101.5% sale-to-list ratio, and 52% of homes closing above asking price all say the market is still moving.
- One street can tell a different story than the ZIP code as a whole, though.
- Uptown, midtown, the south end, east side, west side: they do not all read the same.
